After carpet company broke a pipe upstairs and flooded the entire kitchen and living room ceiling, Cruz and team came out asap and worked into the night to remove all damage and dry out everywhere. Then they quickly started reconstruction. Everything looks like new now. Communication was great! I hope I never have to use them again but if another situation arises I won’t call any other service

Commercial Air Duct Cleaning for Nashville & Middle Tennessee Businesses

Commercial HVAC systems move a lot more air than what you have at home, and they collect a lot more of everything else, too. Dust, dander, pollen, construction debris, grease particulates, mold spores it all builds up inside your ductwork and recirculates through your building every time the system kicks on.

Your employees notice it. Your customers notice it. Your tenants notice it. And if you are in a regulated environment like a restaurant, medical office, or daycare, an inspector might notice it before anyone else does.

Mr. Restoration provides NADCA-certified commercial air duct cleaning for offices, restaurants, retail spaces, churches, schools, apartment complexes, and industrial facilities across Nashville, Murfreesboro, Franklin, Brentwood, Hendersonville, Manchester, and surrounding Middle Tennessee communities. We clean the whole system not just the parts you can see from the vents and we do it on your schedule so your business keeps running.

Commercial Buildings We Clean

Office Buildings & Corporate Spaces
Cubicle dust, paper fibers, and toner particulates build up fast in office HVAC systems. Poor air quality in an office shows up as more sick days, more allergy complaints, and lower productivity.
Restaurants & Commercial Kitchens
Kitchen exhaust and grease-laden air create buildup that goes beyond what a hood cleaning addresses. Duct contamination in food service environments is both a health code issue and a fire risk.
Retail Stores & Shopping Centers
High foot traffic brings in more outdoor particulates. Retail tenants and their customers expect clean, comfortable air.
Churches & Houses of Worship
Older buildings with large open spaces often have aging ductwork that has never been professionally cleaned. Musty odors during services are a common complaint.
Schools & Daycare Facilities
Children are more vulnerable to poor air quality. Regulatory standards in educational environments make duct cleanliness a compliance concern, not just a comfort one.
Medical & Dental Offices
Healthcare environments have strict indoor air quality requirements. Contaminated ductwork can compromise sterile conditions and patient health.
Apartment Complexes & Multi-Family
Property managers need a vendor who can clean shared duct systems across multiple units without disrupting tenants.
Warehouses & Industrial Facilities
Large-volume systems with heavy particulate loads require specialized equipment and techniques that go beyond standard commercial cleaning.

Our Commercial Air Duct Cleaning Process

Commercial duct cleaning done right follows a system. Here is what happens when you schedule with us.

Step 1 — Pre-Cleaning Inspection & System Assessment

Truck-mounted industrial equipment removes standing water fast to stop further damage and protect your structure.

Step 2 — Containment & System Setup

We connect negative-air equipment to the duct system so that everything we loosen goes into our HEPA-filtered collection units not into your occupied space. Surrounding areas are protected. If you are operational during the cleaning, we set up containment to keep the work zone isolated from your staff and customers.

Step 3 — Mechanical Agitation & Source Removal

Using pneumatic whips, brushes, and skipper balls, we mechanically agitate the interior surfaces of your ductwork to break loose built-up debris. This is the step most cheap duct cleaning companies skip they blow compressed air through and call it done. Source removal means the contamination actually leaves your system, not just moves around inside it.

Step 4 — Air Handler, Coil & Component Cleaning

Ducts are only part of the system. We clean blower assemblies, evaporator coils, drain pans, plenums, and accessible HVAC components to restore full airflow and system efficiency.

Step 5 — Register & Grille Cleaning

Every supply and return register is removed, cleaned, and reinstalled. These are the parts your employees and tenants actually see, and they should look clean when we leave.

Step 6 — Mold & Antimicrobial Treatment (If Needed)

If our inspection reveals microbial growth or moisture contamination, we apply HVAC-safe antimicrobial treatments per NADCA guidelines. We do not spray chemicals into clean systems as a substitute for proper cleaning. If your system needs treatment, we will tell you. If it does not, we will tell you that too.

Step 7 — Verification & Documentation

We verify cleanliness at accessible points, take after-photos, and provide a written report documenting what was cleaned, what was found, and any maintenance recommendations. This documentation supports your IAQ compliance records, lease obligations, and insurance requirements.

Restaurant & Food Service Duct Cleaning

If you run a restaurant, you already know your hood system gets cleaned regularly. But the rest of your HVAC ductwork the supply and return air that serves your dining room, prep areas, and storage collects grease particulates, cooking odors, and food-related contaminants that a hood cleaning never touches.

Dirty ducts in a restaurant create two problems: lingering odors that your customers notice, and grease buildup inside the system that is a documented fire risk. Health inspectors in Tennessee are increasingly looking beyond the kitchen and into HVAC system maintenance as part of facility inspections.

We clean restaurant HVAC ductwork after hours so your kitchen does not lose a shift. We document everything for your compliance files.

Every hour of downtime costs your business money. Fast commercial water damage response limits structural damage, protects assets, and reduces operational disruption.

Commercial Duct Cleaning for Property Managers

If you manage multiple properties or a large portfolio of commercial tenants, you need a duct cleaning vendor who understands scheduled maintenance, not just emergency calls. We work with property management companies across Middle Tennessee to set up recurring inspection and cleaning programs that keep tenants comfortable, reduce HVAC repair costs, and create documentation that protects you in lease disputes and liability claims.

We handle scheduling, tenant coordination, after-hours access, and reporting. One point of contact, one invoice, no chasing down subcontractors.

Frequently Asked Questions

How much does commercial air duct cleaning cost?

Commercial duct cleaning is quoted based on the size of the building, the type and number of HVAC systems, accessibility, and the level of contamination. Small commercial spaces typically start in the low four figures. Larger buildings with multiple air handlers or rooftop units will be higher. We provide a written estimate after an on-site inspection — no ballpark numbers over the phone for commercial work, because every building is different.

How often should commercial air ducts be cleaned?

NADCA recommends annual inspections for commercial systems, with cleaning performed when contamination is found. For most offices and retail spaces, cleaning every 3 to 5 years is typical. Restaurants, healthcare facilities, schools, and high-occupancy buildings often need cleaning every 1 to 3 years. We can set up a recurring inspection schedule so you only clean when you actually need to.

Can you clean our ducts without shutting down the building?

In most cases, yes. We isolate the section being cleaned using negative-air containment and work zone by zone through the building. We regularly schedule commercial duct cleaning after hours, overnight, and on weekends to avoid disrupting your operations. Full HVAC shutdown is rarely necessary.

What is the difference between NADCA-certified cleaning and regular duct cleaning?

NADCA certification means the technician has been trained and tested on the ACR Standard the industry benchmark for assessing, cleaning, and restoring HVAC systems. NADCA-certified cleaning requires source removal using mechanical agitation under negative air pressure. It means contamination actually leaves your system instead of being blown around inside it. A company without NADCA certification may not follow these standards.

Do you clean rooftop HVAC units?

Yes. Many commercial buildings in Middle Tennessee use rooftop units. We have the equipment and access capability to clean rooftop systems including air handlers, coils, and connected ductwork.

Will duct cleaning lower my energy bills?

It can. A system clogged with debris has to work harder to push air through the building, which increases energy consumption. Cleaning restores designed airflow, reduces strain on the system, and can contribute to lower operating costs. How much depends on how contaminated your system is and the overall condition of your HVAC equipment.

Can mold grow inside commercial ductwork?

Yes. Anywhere moisture collects — condensation from cooling coils, leaks near drain pans, humidity in unconditioned spaces — mold can grow inside ductwork and spread spores through the building every time the system runs. If we find microbial growth during our inspection, we document it and discuss treatment options before proceeding.

Do you provide documentation for compliance or insurance purposes?

Yes. We provide before-and-after photos, written inspection reports, and maintenance documentation. This supports IAQ compliance, lease obligations, insurance requirements, and health department inspections.
