Here’s what to do, what not to do, and why the timeline matters more than most people realize.
The First 30 Minutes
Stop the source. If water is still coming in, stop it first. Shut off the supply valve to the affected appliance, or close the main water shutoff if you can’t isolate the source. If it’s a roof or window leak during a storm, what you can control is limited, but stopping supply-fed events immediately limits the volume of water entering the structure.
Category 3 Water — Do Not Touch
If sewage is involved — a backed-up drain, toilet overflow, or sewer line failure — that’s Category 3 water. It contains pathogens. Get people and pets clear, note what’s affected, and call immediately.
Call a restoration company before you call your insurance company. The insurer will tell you to call a contractor. Call the contractor first so extraction can begin while you’re navigating the claims process. Waiting for insurance approval before beginning extraction is how minor water damage becomes major mold remediation.

Hour One to Four: Extraction
The goal of this window is to get standing water out of the structure as quickly as possible. Every hour water sits on a porous surface, it’s being absorbed. Flooring, drywall, insulation, subfloor — all of them are actively drawing water in through capillary action.
You can start with towels and a wet vac if you have one. Understand that this removes surface water — it doesn’t address what’s already in the materials. Professional extraction uses truck-mounted equipment that creates far greater suction and removes water from deeper in the material than any consumer device can reach.
Photograph everything — every affected room, every water-stained surface, every piece of damaged furniture and flooring. Do this before any cleanup begins. This documentation is the foundation of your insurance claim.
Don’t run household fans through a wet space before a moisture assessment. Moving air through wet wall cavities can drive moisture deeper into the structure rather than drying it. Wait for professional equipment.
Hour Four to Twenty-Four: The Hidden Water Problem
Here’s what most people don’t account for: the water you can see is not the water that causes the most damage.
Water that entered your structure in the first hour has been moving into wall cavities through baseboard gaps, under flooring through seams, into subfloor assemblies through the backing of carpet. By hour four, it’s inside materials. By hour twelve, it’s potentially behind walls and under flooring, three rooms away from where the event started.
Why Thermal Imaging Matters
We use moisture meters and infrared cameras to map where water has travelled, not where it appears to have travelled. We’ve found water behind drywall ten feet from the visible damage zone on jobs that looked contained from the doorway.
One caller discovered a slow window leak that had been running for an unknown period — the carpet in the affected corner was the only visible evidence. Moisture mapping found water in the wall cavity, under the subfloor, and in the adjacent room’s flooring, none of which was detectable by sight or touch.
Hour Twenty-Four to Forty-Eight: The Mold Clock
This is the window that determines whether you have a water damage restoration job, or a water damage plus mold remediation job.
Mold begins to develop in trapped moisture within 24–48 hours. It doesn’t need standing water — it needs a porous material that’s above 60% relative humidity consistently. Wet drywall, wet insulation, wet subfloor all qualify immediately after a water event.
If extraction and drying equipment is running within the first few hours, the probability of significant mold development drops dramatically. If drying doesn’t begin until day two or three — because of delayed response, because you were waiting on insurance, because the extent of water migration wasn’t immediately obvious — mold remediation becomes part of the scope.
The Cost Equation
The restoration cost at hour two and the restoration cost at day three are not the same. Delay compounds — every hour trades faster mitigation for a wider scope of work.
What Professional Drying Actually Looks Like
Industrial air movers and commercial dehumidifiers are calibrated to the moisture levels in the affected space. We monitor readings daily. Equipment stays in place until every material in the affected area reaches safe moisture levels — not until the surface looks dry, not until the visible water is gone.
This process typically takes 3–5 days for residential water damage of moderate scope. Rushing it — pulling equipment early because surfaces appear dry — leads to mold in the remaining trapped moisture.
